Are you moving house? Or are you readying your house to go onto the market?
You can free yourself of any nasty surprises with a RICS Home Survey. These surveys detail the true condition of your property and arm you with the knowledge of any expensive repairs or investigations required prior to committing to your property purchase.
We offer two types of home survey that are under the jurisdiction of the Royal Institute of Chartered Surveyors (RICS).
Also known as a HomeBuyers Report, a Level 2 Home Survey offers a comprehensive assessment of
the property's condition, highlighting any significant defects or issues that may impact its value or require attention.
A Level 2 Home Survey is typically recommended for conventional properties that are relatively modern, in good condition, and constructed using standard building materials and techniques. It is less comprehensive than a Level 3 Building Survey, making it a suitable choice for most residential properties.
One of the main benefits of a Level 2 Home Survey is its ability to provide buyers with peace of mind regarding the condition of the property they intend to purchase. By identifying any significant defects or potential problems early in the process, buyers can make informed decisions about their investment.
Also known as a Building Survey, a Level 3 Home Survey is the most comprehensive type of survey available for residential properties. It is recommended for older properties, those of non-standard construction, or properties that have undergone significant alterations. Unlike Level 2 surveys, which are more focused and less detailed, a Level 3 survey provides a thorough examination of the property's structure, fabric, and condition.
This can be particularly valuable for buyers of older properties, where the risk of structural problems
or defects may be higher. Armed with the information provided in the survey report, buyers can make informed decisions about their investment, negotiate with sellers, and budget for any necessary
repairs or maintenance.
A Level 3 survey can offer peace of mind to both buyers and sellers by identifying any hidden defects or structural issues that may not be immediately apparent. For sellers, commissioning a Level 3 survey before putting their property on the market can help identify and address any issues in advance, potentially avoiding delays or negotiations during the sales process. For buyers, a Level 3 survey provides reassurance that they are making a well-informed decision and can help avoid costly surprises after purchasing the property.
