Energy Performance Certificates, more widely known as EPCs, provide valuable information about the energy efficiency of a property. They are a legal requirement in the UK for residential buildings that are being sold or rented out.
EPCs are designed to give potential buyers or tenants an indication of how energy efficient a property is and how much it will cost to heat, cool, and power. The certificate provides an energy efficiency rating, ranging from A (most efficient) to G (least efficient), along with recommendations for improving the property's energy performance. These recommendations may include installing insulation, upgrading heating systems, or using energy-saving appliances.
To obtain an EPC, a qualified domestic energy assessor visits the property and conducts a detailed inspection, taking into account factors such as the building's construction, insulation, heating systems, lighting, and ventilation. The assessor then uses this information to calculate the property's energy efficiency rating and produce the EPC.
A higher energy efficiency rating not only indicates lower energy bills but also suggests that the property is likely to be more comfortable to live or work in, with better insulation and more efficient heating and cooling systems.
