We offer two types of home survey that are under the jurisdiction of the Royal Institution of Chartered Surveyors (RICS).

Level 2 survey

Also known as a HomeBuyers Report, a Level 2 Home Survey offers a comprehensive assessment of the property's condition, highlighting any significant defects or issues that may impact its value or require attention.

A Level 2 Home Survey is typically recommended for conventional properties that are relatively modern, in good condition, and constructed using standard building materials and techniques. It is less comprehensive than a Level 3 Building Survey, making it a suitable choice for most residential properties.

One of the main benefits of a Level 2 Home Survey is its ability to provide buyers with peace of mind regarding the condition of the property they intend to purchase. By identifying any significant defects or potential problems early in the process, buyers can make informed decisions about their investment.

Level 3 survey

Also known as a Building Survey, a Level 3 Home Survey is the most comprehensive type of survey available for residential properties. It is recommended for older properties, those of non-standard construction, or properties that have undergone significant alterations. Unlike Level 2 surveys, which are more focused and less detailed, a Level 3 survey provides a thorough examination of the property's structure, fabric, and condition.

This can be particularly valuable for buyers of older properties, where the risk of structural problems or defects may be higher. Armed with the information provided in the survey report, buyers can make informed decisions about their investment, negotiate with sellers, and budget for any necessary repairs or maintenance.

A Level 3 survey can offer peace of mind to both buyers and sellers by identifying any hidden defects or structural issues that may not be immediately apparent. For sellers, commissioning a Level 3 survey before putting their property on the market can help identify and address any issues in advance, potentially avoiding delays or negotiations during the sales process. Retrofit Assessments

Retrofit assessments in accordance with PAS2035 evaluate existing buildings to identify opportunities for energy-efficient improvements. This is the first stage of a wider retrofit plan for the property.

Surveys to investigate a specific part of the building fabric. These are a more cost-effective solutions to access hard-to-reach areas without the need for scaffolding, cranes or labour.
